For qualified owner-users, SBA financing may offer a path to ownership with a lower down payment than many conventional commercial loans.

The SBA 504 and 7(a) loan programs are the ones most often used to buy owner-occupied commercial property.
Built for owner-users
SBA real estate financing generally requires the business to occupy a majority of the property. Buildings held purely as investments typically use conventional commercial financing instead.
